Assistant Director Physical Plant II

 

Position:

This is a pay grade 19, benefits eligible, exempt, twelve month position.

 

Qualifications:                                                                                                                                                                                                               

  1. Bachelor’s Degree in a technical/engineering discipline. Bachelor’s Degree in an Engineering Discipline preferred.     
  2. Over three years of experience in Facilities Management in an institutional environment including:

a.     Project management including; planning, cost estimating and analysis, scheduling, quality control, budget control, materials/equipment specifications, sub-contracting, vendor selection, purchasing, environmental and personnel safety.

b.     Knowledge of new construction management, techniques, materials and contract administration.

c.     Experience in working with electrical, HVAC, hydraulic, mechanical, commu- nication systems and the associated equipment in a multi-building environment.

d.     Experience with Fire Alarm, sprinkler, communications and security systems.

e.     Supervisory experience, through various levels of supervision, of multi-craft maintenance, custodial and clerical personnel.

f.      Experience in utilizing Maintenance Work Order Systems to obtain efficiency of operations, provide preventive maintenance, planning and record keeping.

g.     Knowledge of Building Codes, NEC, NFPA, Plumbing and Boiler Codes, ADA Guidelines, EPA Standards, WV State and HEPC policies, Concord University and Physical Plant policies, procedures related to Department personnel.

  1. Must demonstrate computer knowledge and skills with ability to use Word, Excel 

and Maximo.

  1. Must possess strong organizational, interpersonal, oral and written communica-

tion skills including preparation of reports; establishing, maintaining internal control systems and record-keeping.

  1. Must be self-motivated, detail and goal oriented, progressive thinking, team leader and player, and possess the ability to analyze and solve complex problems.

Duties:

  1. Analyze, plan, direct projects/daily activities for campus HVAC Systems and                   

personnel for long range, daily and emergency situations.

  1. Direct and indirect supervision of Physical Plant employees.
  2. Manage projects as assigned for Campus renovations, modifications, replacement of equipment, building repairs, energy conservation and new construction. Provide project scope, plans, specifications, costs, completion timetable, inspections as required, quality control; written reports for project justification, progress, performance, final summary and file reference.

 

 

 

  1. Establish priorities/planning/preventive maintenance schedules for department                                                                                                                                                                                         

work assignments, long and short range, utilizing Maximo and PPR work

order systems.

  1. Ensure all work is performed within applicable Codes and recommendations, and

Maintain the safety of all maintenance personnel, students, faculty and staff.

  1. Direct safety, environmental and educational training of department employees.
  2. Manage the Fleet Vehicle Program.
  3. Other duties as assigned by Director.
